Rental Requirements

We will perform a criminal background and credit check on each adult applicant.

1. If you are employed, the amount of one month’s rent for the property you are applying for must not exceed 30% of your total gross monthly income.

2. If your monthly income is not from employment, the amount of one month’s rent for the property you are applying for must not exceed 40% of your total gross monthly income.

3. You must have consistent employment for at least one year prior to applying for a propertyand provide proof of employment or ability to pay such as, but not limited to: social security, retirement, food stamps, unemployment, child support, etc…

4. You must have a good current and past landlord reference with NO EVICTIONS or AMOUNTS DUE in the last five years.Mortgages in good standing with a positive payment history will be considered a good landlord reference.

5. You must not have any utilities in collectionssuch as gas, electric, water, trash or sanitation.

6.Your total monthly debt repayment plus the monthly rental amount for the property you are applying for must not exceed 75% of your gross monthly income.

7. You must not have any bad checks or civil judgments in the last five years, and we will review all other credit items that have been active in the last five years.

Medical bills in collection, educational bills in deferment, or cable bills in collection will not be held against you.  Bankruptcies and foreclosures will be taken under consideration.

8. You must not have any felony, DRUG, VIOLENT ACT, PROPERTY CRIME, or PET REGISTRATION CONVICTIONS within the last five years.

MANCO DOES NOT RENT TO INDIVIDUALS CONVICTED OF SEXUALLY ORIENTED OFFENSES UNDER ANY CIRCUMSTANCES.

The Application Process:

1. An application fee is required before application processing begins. The fee is $60 for each applicant. The application fee is non-refundable and required for each adult who will be living at the property. We accept money orders, cashier’s checks, credit or debit cards. We do not accept cash or personal checks for the application fee.

2. Please submit applications online. If unable to complete the online application process, applications can be left in our overnight drop box with all required information (see below) and the application fee (money orders only) in one envelope with your name on it at 1905 Salem Ave. Dayton, Ohio 45406.

3. Application processing normally takes 3 to 5 business days to complete. Some applications may take longer to complete and some may be processed more quickly. Please notify us if you need to move by a specific date.

THE FOLLOWING ITEMS ARE REQUIRED TO APPLY and

an application will not be processed until receipt of all required information below:
1. Complete application with all names, social security #’s, telephone numbers and required signatures.

2. A clear copy of each applicant’s valid driver’s license or state picture ID.

3. Two most recent pay stubs if employed or sufficient proof of income if from a source other than employment.

4. The full application fee.

We can make copies of the documents needed to apply if you are applying in our office.

Falsified applications will be rejected immediately.

DEPOSIT AND LEASES:

All leases are for one year and require a deposit equal to one month’s rent unless otherwise specified in writing by ManCo Real Estate.

If an application is denied, the deposit will be returned to the applicant.

We will consider applications in the order they are received, so long as they are complete.

If an application is canceled after a date is set for the lease signing, any deposit received will not be returned.

If you do not meet the qualifications or have any questions or concerns please contact ManCo Property Services before you schedule an appointment or apply for a property.

For units that allow pets, there is a non-refundable pet fee of $150 per pet, up to 2 pets, and monthly pet rent of $50 per pet.

They are great as a company but horrible when it comes to communication with the owners who they work with for their properties and their tenants. I had to go through escrow due to the owner of the property not handling maintenance concerns. (HVAC issues, rodent issues, and just simple maintenance was not getting done when I hit the three month mark) When I sent Manco the notice of escrow, they dropped the property and just left me in the wind. I asked if they had any other property Owners that they recommended who would be more reliable and I heard nothing back. But yet when I put a bad review, they offered me $50 gift card to take it down. The experience was extremely disappointing. I get it. Every company has to make money, but seems like they don’t really care about their tenants very much.

1 STAR. Very concerning billing practices I hired ManCo Property Services for a routine move-out clean and a small patch and paint job. The quote was $220 and I approved it. The final invoice was $389 and the added fees were never mentioned in advance. They added a “Light Fixture Dusting Fee” ($28) even though dusting was listed in the original service description. They added a “Paint Matching Fee” ($19) for a single touch-up. They added a “Waste Handling Charge” ($34) even though the work produced almost no garbage. They also added a “Short-Notice Scheduling Surcharge” ($52) even though I booked five days ahead and the booking agent said the timing was fine. The quality of the work did not reflect the final cost. A few corners were missed, the fridge was not pulled out as requested, and the paint touch-up was slightly uneven. When I called to ask about the extra fees, the representative repeated the same scripted lines and did not address any of my questions. The call felt rushed and dismissive. The price increase and the unclear additions to the invoice created a very negative experience. I cannot recommend this service and I would advise anyone using them to check every line of the bill carefully.

Misplaced my rent and claim that they couldn’t find it and didn’t look at the cameras to verify. Manco wasn’t always the property management for my building but since they have been for about 2 years now, I haven’t had nothing but issues
Business Owner replied on Oct 21, 2025:
We did check the cameras and you were not on there 1x. The money order that you spoke of said it had not been cashed and I believe you were getting another copy. Once that is done we will accept the rent and everything will be ok. We would not do anything with your rent payment besides put it in our system. It's an unfortunate and we will gladly accept the new money order when the bank rewrites it.
