1. Does ManCo provide maintenance, home improvement & grounds services to any home owners or business?
Yes, by all means. Our experienced property services staff has the capability to provide a wide variety of maintenance, home improvement and grounds services not just to our investor clients, but to any homeowner or business in the Greater Dayton Area.  We’ve been doing so for over 25 years! 2. What areas do you serve?
We serve the Greater Dayton Area with in a half-an-hour radius of our office. This includes all or portions of, but is not limited to: Xenia, Fairborn, Beavercreek, Bellbrook, Centerville, Springboro, Miamisburg, Kettering, Moraine, Dayton, Riverside, Huber Heights, Harrison Twp, Trotwood and Wright Patterson Air Force Base. 3. What kind of rental properties do you manage and do you manage single family homes?
Our expertise is in small investment properties, 1 to 25 units. We manage residential single-family and multi-family homes, as well as, small to medium sized apartment buildings and complexes. Over 40% of the properties we manage are single family homes.

4. Does Manco offer Leasing Only Services?
Yes, by all means.

5. Does Manco offer Maintenance Only Service?
Yes, by all means.

6. What services are included in the management and leasing fee?
Resident Screening – which includes a credit, eviction, utilities in collection, and criminal background check. We also verify income, length of employment, and current and past landlord reference. This rigorous screening process is one of the most important functions ManCo performs.

Rent Collection – tracking and depositing rental checks, 3 day notice delivery, a firm collection policy, tracking payment arrangements, eviction process, a great tenant tracking system and important updates to our client.

Leasing Services – We provide a lease that is pro-owner, tenant move-in and policy review, strong rules and regulations, lease renewal that promote tenant stability, licensed property manager and leasing agent, weekly leasing updates along with frequent and important client updates. You’ll always be in the loop with our leasing efforts.

Accounting & Bookkeeping Services – We provide computer generated monthly financial statements (sent by email or USPS), direct deposits, bill payment processing, utility bill tracking and a year end statement that is ready to help you prepare your taxes.

Other services include: Sec. 8 administration, handling of ALL tenant communications, responding to your requests with urgency, great communications and frequent client updates.

7. How will ManCo advertise my rental property and  what is included in ManCo’s advertising package?
We are committed to aggressive marketing of rent ready units and know through tracking our advertising responses where the best places to advertise your property are. Our advertising package includes: a high standards for curb and unit appeal, property photographs, yard signage including “rent ready soon”, newspaper advertising, website advertising on our website and other rental networks, the Manco 24/7 Rental Hotline (937-277-RENT), virtual showings (on-line and in our office), and a weekly available rental unit sheet (available at our office 24/7, through our leasing agent, and provided to 30 different entities in the Greater Dayton Area). We also offer waiting lists and have a leasing agentready in the field during the day to show your property. We provide you with tracking of advertising efforts on a weekly basis.

8. How do you know who is renting my property and will they care for it?
Before a prospective tenant views your property we pre-qualify them to ensure they meet income and occupancy qualification.  Once they apply, a background & credit screening process begins which includes income verification, current & past landlord verification and a check for evictions & utilities in collections for all adults who will be living in your rental home. Our rigorous screening policy minimizes damage to your property as well as provides you peace of mind. It also provides our tenants with piece of mind that we care who rents from us.  This creates tenants who are more likely to stay long-term and take care of the rental home. If  damages occur, we quickly act to return the unit to a “rent-ready” condition and lease to a new tenant. We also can assist you in assessing and collecting on the damage when necessary.

9. Does ManCo do regular tenant inspections?
ManCo firmly believes in “inspect what you respect “and we respect your property and want to make sure your tenants do too. Our inspection schedule starts with an initial 60 day tenant inspection and is follow up by inspections that would occur during our preventative maintenance program (see below for information on preventative maintenance). Any lease violations will be followed up by contact with the tenant by our property management department and if needed a 30 day cure letter.

10. What is ManCo’s Preventative Maintenance Program?
An ounce of prevention is worth a pound of cure. It is easier and less expensive to prevent maintenance issues than to correct them after they happen. Through our years of experience this has proven to be true! Our annual Preventative Maintenance Program includes: Furnace start up and filter change, A/C start up, Roof & gutter inspection, Water leak & smoke alarm check, Exterior maintenance &  termite inspection. The cost for each inspection varies and it is worth noting the cost of the each inspection is always very reasonable.

11. What if a tenant doesn’t pay or needs to be evicted?
Even with careful tenant placement, late payments are sometimes made. We work with our tenants to become current on rents due as quickly as possible and have a prompt, standardized collections process. Costly mistakes can be made if these issues are not handled correctly. 12. How do I know I am making a good investment in a rental property?

14. What is ManCo’s Property Tax Reduction Service?
ManCo provides an attorney backed complaint to the county board of review in contest of your current property tax rate.  You’ll never need to meet with anyone or make any trips. The potential of reducing the assessed value of your property is very high and can save you hundreds and possibly thousands of dollars annually,  for years to come.

15. Are there other ManCo Services I should know about?
Yes – on occasion we are asked to develop a management plan for a small to medium sized apartment complex. We’re usually given the tasks of rebranding, developing a new theme, creating a new logo and sign, doing rent projection and creating a pro-forma. Our depth of knowledge and creativity have put new faces and created building / tenant stability on many small to medium sized apartment complexes in Greater Dayton.

16. Since you’re a broker and REALTOR can you sell my property too?
Many years ago, ManCo made the decision to stick to what we do best, which is offering maintenance, home improvements, real estate management and rental homes and apartments.  We believe that doing sales and managing properties leads to potential conflict of interest. Real estate sales is its own specialty – it takes a certain set of skills & processes and has its own set of regulations.
